Treadmark is an 83-unit, six-story building located at the southern end of the MBTA's Red Line at Ashmont Station. The site was formerly home to the Ashmont Tire shop for 40 years and was underutilized. The unit mix includes 51 Low-Income Housing Tax Credit (LIHTC) rental units, affordable to households earning up to 60% of the Area Median Income (AMI), and 32 for-sale condominiums. Four of the condominiums meet the requirements of the City of Boston's Inclusionary Development Policy (80–100% of AMI), 16 units are designated as workforce housing for individuals earning up to 110% of AMI, and the remaining units are market rate.
The building also features 5,000 square feet of ground-floor neighborhood retail space and 32 parking spaces (30 in a garage and two surface spaces). The project enhances the streetscape with the addition of street trees and furniture along the block, as well as the creation of eight on-street parking spaces in front of the building.
Following its sister property, The Carruth, Ashmont TOD2 is the second new-construction building developed in the Ashmont/Peabody Square area in the past decade and was ready for occupancy in July 2017. The building contributes to the neighborhood's vibrancy and ongoing growth. It was designed by The Architectural Team, with interiors by celebrity designer Taniya Nayak.
