The Enterprise Center project is a vibrant, mixed-use development revitalizing a significant city block in downtown Brockton. Located near the Brockton commuter rail station and the city center, the transit-oriented development is easily accessible. Completed in two phases, the project combines new construction with the restoration of the historic Enterprise Building, delivering retail, artist, office, and housing spaces. Bounded by Centre Street, Main Street, Montello Street, and Petronelli Way, the site previously suffered from substantial blight and deterioration.
Trinity's development has sparked significant reinvestment in downtown Brockton, reviving a once-bustling area. Aligned with the goals of the Downtown Brockton Smart Growth Overlay District (DBSGOD), the project was permitted under the Commonwealth's 40R Permitting Process. Funding sources included New Markets Tax Credits, Federal and State Low-Income Housing Tax Credits, private tax credit equity, and other public and private resources.
Trinity collaborated with the community to design a multi-phase program reflecting the city's goals. The first phase delivered 113 mixed-income housing units along Centre Street. Enso Flats includes 42 affordable artist live/work units, while Centre50 provides 71 affordable and market-rate units. This phase also features ground-floor retail, artist gallery space, resident amenities, and 52,000 square feet of commercial and office space within the rehabilitated Enterprise Building. The site also includes the city's 415-space Mayor Bill Carpenter Garage.
The second phase, Empresa, adds 111 mixed-income housing units at 30%, 50%, 60%, and 80% of AMI, along with market-rate options. This new building features shared amenities, including fitness rooms, community spaces, a children's playroom, and a landscaped outdoor plaza with barbecue grills and a fire pit.
The completed Enterprise Center project provides 224 housing units, 10,000 square feet of retail and artist exhibition space, and 47,000 square feet of office space—bringing new life to downtown Brockton.
