Located at the confluence of three canals in historic downtown Lowell, 110 Canal Street will provide approximately 55,000 gross square feet to be refurbished to meet the needs of a commercial or office tenant. Each of the building’s five floors will offer roughly 11,000 square feet of rentable space. 110 Canal is part of the Hamilton Canal District Master Plan, a multi-phase project that will transform this 13-acre site into a vibrant, mixed-used district. When completed, the Hamilton Canal District (HCD) will include up to 425,000 square feet of commercial/office space, up to 55,000 square feet of retail space, and up to 725 units of housing. 110 Canal sits adjacent to the Appleton Mills, a 130-unit loft-style housing development designed for artists, which was the first building delivered under the HCD Master Plan in April of 2011.

110 Canal Street is conveniently located in downtown Lowell, minutes from the Lowell Connector highway and the major Interstate 495/Route 3 interchange. The building is 40 minutes from Logan International Airport and 30 minutes to New Hampshire’s Manchester Airport. Just three blocks from the Gallagher Transportation Terminal, the building also offers easy access to Boston via the MBTA’s commuter rail service.

The HCD Master Plan also calls for extending the city’s existing historic trolley line through the district, with a station stop directly in front of the 110 Canal Street building, connecting the Gallagher Terminal with downtown Lowell and the UMass Lowell campuses. Just steps away from all of Lowell’s restaurants, entertainment and arts venues, 110 Canal offers high quality office space in a unique urban environment.

Building Upgrades
The 110 Canal Street building will incorporate energy efficient building and mechanical systems that meet or exceed EnergyStar standards. The building has been designed with a goal of achieving LEED Silver certification for the core and shell, including a green roof to mitigate stormwater runoff and contribute some natural cooling to the building.

Current plans for the 110 Canal Street building call for the removal of the corrugated metal siding addition at the top of the building and the restoration of the building to its original height. The double hung windows and block infill will be removed from the original window openings and replaced with larger, historically appropriate windows. At the southern side of the building, a steel and glass canopy will mark the new entrance on Canal Street and an attractive lobby will provide a modern welcome to this historic industrial building. A new elevator and two existing stairs will provide access to the building’s five floors of sub-dividable office space. 110 Canal will be served by a 125-space surface parking lot, located adjacent to the building.
