Lucerne Gardens is 45 units of mixed income family housing located in the Franklin Field neighborhood of Dorchester. In February of 1993, the City of Boston transferred the title of 21 vacant and contiguous lots comprising nearly three acres of land to the Trinity team. Trinity transformed this land into a new neighborhood of largely two and three family wood frame homes, with a park and community center. The homes feature Victorian era wood clapboards and cedar shingles, pitched roofs with dormers and bay windows, wrap around porches, and generous landscaping. Construction was completed in ten months and the units were fully occupied by families earning between 30-60% of area median income in twelve months. Lucerne Gardens has enjoyed nearly 100% occupancy since then and was recipient of a Presidential Design Award.
